A blind offer is a starting point. Before you sign anything, confirm legal access, check for back taxes and liens, and look at what similar parcels actually sold for. How much should I offer on a piece of vacant land?

Many land investors open a mailed blind offer at roughly 20–30% of what the land would sell for, then adjust for access, road frontage, utilities, zoning, back taxes and how fast similar parcels sell. Treat that range as a starting point for your own comps, not a rule: a parcel with no legal access may be worth far less, and a buildable lot near a growing town may justify more.

What value should I put in as market value?

Use your best estimate of what an end buyer would pay: recent sold comps for similar acreage in the same area, or the county's assessed market value as a rough first pass. Assessed values can lag the market in either direction, so check a few sold comps before you mail.

What is the spread?

Spread is the market value minus your offer and the closing and resale costs you enter. It is the room you have for profit, holding costs and mistakes if the parcel resells at the value you entered. It is not a forecast of profit.

What should a land offer letter say?

Keep it short and plain: who you are, the exact parcel (county and parcel ID), the price, that you pay closing costs, that a title company or closing attorney handles the closing, how long the offer is open, and how to accept. The template on this page follows that format and leaves blanks in brackets so an unfinished letter is obvious.
