Terms of Service

A lead list is a CSV of owner and parcel information derived from public county assessment records, segmented by the criteria on the list page, current as of the sourcing date shown. Record counts shown at purchase are exact, deduplicated mailing records for the file you receive.

Public records contain errors, lag reality, and go stale. Land Lead Directory does not guarantee deliverability of any address, current ownership of any parcel, owner motivation, property condition, zoning, access, environmental status, or any outcome. Verify independently before making offers or mailing at scale.

Purchased lists are licensed to you (or your company) for your own marketing, acquisition, and research use. You may not resell, redistribute, sublicense, or publish a purchased list, in whole or in substantial part, or use it to build a competing data product.

You are responsible for using the data lawfully — including any rules that apply to your outreach channel (mail, phone, or otherwise) in your jurisdiction and the recipient's.

Instant lists deliver immediately after payment via a download link (on the confirmation page and by email). Custom lists deliver by email, typically within 1–2 business days of payment. Download links expire and have a use limit; fresh links are available self-service or by replying to your order email.

We may update these terms; the version published here governs new purchases. Material changes won't apply retroactively to orders already placed.
