How to use this comparison
For direct mail, the two numbers that matter most are the absentee share — owners whose mailing address is away from the property, the classic motivated-seller signal — and the raw count of vacant land parcels, which bounds how large a mailing list the county can support. A county with a high absentee share but few vacant parcels runs out of list quickly; a county with hundreds of thousands of parcels but a low absentee share means more mail for the same number of motivated owners.
Median vacant parcel size tells you which acreage strategies fit: a county whose typical vacant parcel is a quarter acre is an infill lot market, while a multi-acre median suits rural acreage plays.
