Methodology and evidence limits
Every figure is derived from normalized public parcel or assessment records. A row is classified as out of state when its mailing state differs from the parcel state, and absentee when its mailing address does not match the parcel address. These are separate source-derived classifications; source normalization does not guarantee that one count nests inside the other.
Counts and shares describe public-record mailing rows. They do not establish verified unique people, seller motivation, deliverability, response rate, property quality, or likely deal count. The same party may appear in more than one underlying record where a source or normalization process does not collapse it.
Counties without a reliable mailing-address comparison are omitted from the rankings rather than backfilled. Share rankings also exclude counties with fewer than 500 mailable rows, because a high percentage over a small file is not a stable comparison.
