Description
Scott County pairs some of Tennessee's lowest land prices with a national recreation area that keeps out-of-area buyers interested. This list pulls every unimproved parcel with an out-of-state mailing address from the Tennessee Comptroller's monthly parcel export.
Best use case
Low-budget mail campaigns where cheap entry prices keep assignment spreads workable.
Included fields
- Owner name
- Mailing address
- City/State/ZIP
- County
- Parcel ID
- Acreage
- Land use code
- Situs address
Exclusions
Every record is unimproved land under the Comptroller's land-use model criteria (no buildings or mobile homes, improvement value under $2,000). Deduplicated to one record per owner name and mailing address — owners holding multiple parcels appear once, so the count reflects mailable owners rather than raw parcels.
Caveats
Mineral-rights severances and old coal leases appear in chains of title — pull deeds before contracting larger tracts.
Due diligence notes
Verify ownership, back taxes, legal and physical access, flood status, POA dues and assessments, and zoning independently before mailing offers or contracting.
Sample outreach angle
“Your Scott County land is a long way from home — we make selling it one phone call.”
